Why we turned the Hotel Pelikán into 20 flats for long-term rent
We turned the Hotel Pelikán in Mariánské Lázně into flats because the town needs more long-term housing that people on an ordinary income can afford, and fewer seasonal beds. The 1993 building was completely renovated in 2026 and today offers 20 new 22 m² one-room flats (1+kk) with rent of CZK 7,900, advance payments for utilities and services and no commission. Here is the whole story.
A building with a history
The building at Třída Vítězství 197/38, in the quiet residential district of Hamrníky, has stood since 1993 and for most of its life operated as the Hotel Pelikán. The three-storey brick building has good bones — solid construction, sensibly sized rooms and a location with a bus stop in front and nature behind. Exactly what long-term living needs.
What we saw in the market
Mariánské Lázně has plenty of hotel beds but little long-term housing. Small flats are listed on the portals at CZK 11,500 to 15,000 excluding utilities, the region completes the third-lowest number of flats per head in the Czech Republic, and the average wage is the lowest of all the regions. The town is losing residents, and the people who work here often commute or live in temporary accommodation. The Rezidence Pelikán project is our answer to this long-standing shortage of affordable rental housing.
What changed in the renovation
Changing the use from a hotel to flats means the building has to work every day of the year, not just in the season. That is why we carried out a complete renovation in 2026:
- New wiring and pipework throughout the building.
- New bathrooms: a shower system from a Swiss manufacturer with a 250 mm overhead shower head, stone-effect tiles, a dual-flush WC, a mirror cabinet with LED lighting and underfloor heating.
- New 195 cm kitchen units with MORA appliances — induction hob, oven and extractor hood.
- Click vinyl flooring in a herringbone pattern in the flats, and quality PVC flooring with a felt underlay in the shared corridors to dampen the sound of footsteps.
- Fibre-optic internet from the provider StarNet to a socket in every flat, and a connection to the shared TV antenna included in the price.
- A CCTV system in the building and a shared laundry room.
All 20 flats have the same 22 m² 1+kk layout, the same fittings and the same price. They differ only in which floor they are on.
Why long-term only
There are no seasonal guests and no hotel operation in Rezidence Pelikán. The building is intended solely for long-term living, and the owner chooses reliable tenants. The result is a quiet building where neighbours know each other and where there is no new set of people every weekend — for long-term living that is a fundamental difference from buildings that mix flats with short-term lets.
How we set the price
We wanted the total monthly amount to be clear in advance and nobody to pay a commission at the start. So the rent is CZK 7,900, the advances for utilities and services are CZK 3,600 for one person or CZK 4,400 for two, the deposit is CZK 10,000 and the commission is zero. Anyone who wants can add a BK Italia sofa bed and a wardrobe for CZK 750 a month, and choose StarNet internet by speed from CZK 299 a month. No other fees.
Who is behind the project
The developer and operator of the building is Anglický Resort — a company with 25 years of experience, more than 800 satisfied clients, 382 completed units and 8 completed resorts. Rental housing is not a sideline for us but our main business: we take care of cleaning the common areas, maintenance, technical support and communication with tenants.
