The rental market in Mariánské Lázně in 2026: prices, supply and why affordable flats are scarce

How much rent costs in Mariánské Lázně in 2026

According to listings on property portals in September 2026, small flats in Mariánské Lázně are on offer as follows: a one-room flat (1+kk) of 25 to 35 m² for CZK 11,500 to 15,000 a month, and a 1+1 flat of 32 to 41 m² for CZK 9,000 to 13,100 a month. Listed prices usually exclude utilities, and with offers through an estate agent you need to allow for a commission. The GoHome aggregator gives an average asking price for Mariánské Lázně of CZK 284 per m² a month.

For comparison, the Deloitte Rent Index for the first quarter of 2026 puts average rent at CZK 251 per m² in Karlovy Vary (down 2% quarter on quarter), CZK 305 per m² in Plzeň and CZK 339 per m² for the Czech Republic as a whole (up 2.1%). The spa town is therefore above the regional capital and only a little below the national average.

In Rezidence Pelikán, rent for a new 1+kk flat is CZK 7,900 a month, or CZK 11,500 for one person including the advance for all utilities. Why affordable housing is scarce: the regional figures

The shortage of affordable flats in Mariánské Lázně is not a feeling, it is a statistic. In 2025, 666 flats were completed in the Karlovy Vary Region (up 15.8% year on year) and 858 were started (up 56.6%). Per head of population that is 227 completed flats per 100,000 inhabitants — only the Ústí nad Labem and Moravian-Silesian Regions build less. Of the 35,819 flats started across the whole country, the Karlovy Vary Region accounted for 2.4%.

Meanwhile the town itself is losing residents: it had 12,637 inhabitants in 2015 and only 11,213 in 2025, a drop of 11.3%. That is why the town council is reviving its own housebuilding after almost 25 years — four buildings with 46 flats for young families, key workers and older people are to go up at Třešňovka for roughly CZK 190 million excluding VAT. But these are 2+kk and 3+kk flats and the timescale is several years; for an individual looking for a small flat now, it does not add to the supply.

The total monthly amount easily reaches CZK 16,000, which on the regional average wage is almost half of net income.

The second problem is the condition of the flats. A large part of the supply is older flats in prefabricated panel blocks and tenement buildings, where you have to allow for higher energy consumption and for vague advance payments that end in an annual settlement. That is why it pays to compare not the rent, but the total monthly amount including all utilities and including the commission.
