How much is the rent for a one-room flat at Rezidence Pelikán?
The rent is CZK 7,900 a month. On top of that you pay advances for utilities and services of CZK 3,600 for one person or CZK 4,400 for two. In total from CZK 11,500 a month. The advances are settled once a year. The refundable deposit is CZK 10,000 and there is no agency commission.

What do the CZK 3,600 / 4,400 fees include?
All utilities and services: electricity in the flat and in common areas, heating including underfloor heating in the bathroom, hot and cold water, waste collection, management of common areas (cleaning, maintenance, technical support) and the flat's connection to the shared TV antenna. The advance is CZK 3,600 for one person and CZK 4,400 for two and it is settled once a year.

How are the utility advances settled?
The advances of CZK 3,600 (one person) or CZK 4,400 (two people) are settled once a year. Cold and hot water is measured by the water meters in the flat, electricity by the flat's sub-meter and heating is allocated by floor area. Depending on actual consumption the settlement ends in a refund or an amount to pay.

How much is the deposit and is it refundable?
The deposit is CZK 10,000 and it is refundable. It is paid once, when the lease is signed.
Is there an estate agent's commission?
No. The flats are let directly by the building's operator, Anglický Resort, so there is no agency commission — you save roughly one month's rent.

How much do I pay up front?
Roughly the first monthly payment plus the deposit: rent CZK 7,900 + fees CZK 3,600 + deposit CZK 10,000 = CZK 21,500 for one person (CZK 22,300 for two). There is no commission or any other entry fee.

Is Rezidence Pelikán the most affordable rental housing in Mariánské Lázně?
Yes. Rent of CZK 7,900 for a newly renovated one-room flat is the lowest we know of in Mariánské Lázně — there is no cheaper comparable flat here. There is no commission and all utilities and services are covered by a single advance payment, so the monthly total starts at CZK 11,500.

Why is it the most affordable option?
Because it is the cheapest: CZK 7,900 rent for a newly renovated flat, no commission, all utilities and services in a single advance payment and no hidden charges. We know of no cheaper new one-room flat in Mariánské Lázně.
Are there any hidden charges?
No. You pay the CZK 7,900 rent, the CZK 3,600 or 4,400 advance for utilities and services and the one-off refundable deposit of CZK 10,000. Optionally you can add furnishing for CZK 750 a month and StarNet internet (CZK 299–399 a month). Nothing else.
How much does the internet cost?
Internet from the provider StarNet costs CZK 299 a month for 300 Mb/s, CZK 349 for 500 Mb/s or CZK 399 for 700 Mb/s. A fibre-optic cable runs from the roof antenna to every flat.
How much does the extra furnishing cost?
CZK 750 a month. You get a 140 cm sofa bed with a mattress by the Italian maker BK Italia and a wardrobe.

How big is the flat and what is the layout?
Every flat is a one-room flat (1+kk) of 22 m²: a living room with a kitchenette, a hallway and a bathroom with a shower and toilet. The flats are on floors 1 to 3.

Is the flat furnished?
Partly. A new 195 cm kitchen unit with MORA appliances and a fully fitted bathroom are included. For CZK 750 a month you can add a 140 cm BK Italia sofa bed with a mattress and a wardrobe.
Is there a bed in the flat?
Not in the basic version — the flat is partly furnished (kitchen unit and bathroom). The 140 cm BK Italia sofa bed with a mattress, which serves as the bed, and a wardrobe come with the optional furnishing for CZK 750 a month.
What appliances are in the kitchen?
A 195 cm kitchen unit with Soft Close, a MORA induction hob with four zones, SuperBoost and a child lock, a MORA class A electric oven with ECO CLEAN and a chimney cooker hood with a carbon filter. The splashback is ceramic tile.

What is the bathroom like?
A shower with a Swiss-made shower system and a 250 mm rain head, 60×60 and 60×120 cm stone-effect tiles, a fully enclosed toilet with dual flush and Soft Close, a mirror cabinet with LED lighting and a 230 V socket, and hot-water underfloor heating.
What flooring is in the flat?
Click vinyl flooring with an integrated underlay in a herringbone wood pattern. The common corridors have quality PVC flooring with a felt backing that dampens footstep noise.
How is the flat heated?
Hot-water heating throughout the flat, with underfloor heating in the bathroom. Heating is included in the utilities advance.
What is the building's energy rating?
Class C — efficient, with a consumption of 73 kWh/m² per year.
Is there a fridge or a dishwasher in the kitchen?
No. The kitchen unit has a MORA induction hob, oven and cooker hood; tenants buy their own fridge and any further appliances.
Do the flats differ from each other?
No. All 20 flats have the same 1+kk layout of 22 m², the same fit-out and the same price. They differ only by floor (1st–3rd).
Is there a lift?
No. It is a brick building with three above-ground floors and no lift.
The building & amenities
Is there internet in the building and how fast is it?
Yes. The building has fibre from the provider StarNet: a roof antenna and a fibre-optic cable to a socket in every flat. You choose 300, 500 or 700 Mb/s for CZK 299, 349 or 399 a month. You sign the contract directly with StarNet and pay for the internet separately — it is not part of the fees.
Is there TV reception in the flat?
Yes. Every flat's connection to the shared TV antenna (STA) is included — there is nothing extra to pay.
Is there a laundry room?
Yes, there is a shared laundry room right in the building and it is free for tenants, so you do not need to fit a washing machine into 22 square metres.
Is the building secure?
Yes. The building has a CCTV system — cameras cover the entrance, the common corridors and the car park.
Is the building quiet?
The building is intended exclusively for long-term living — no seasonal guests, no hotel operation. The common corridors have PVC flooring with a felt backing that dampens footstep noise, and the owner selects reliable tenants.
Are there house rules and what about quiet hours?
Yes. Tenants receive the written house rules when signing the lease. We ask for quiet and considerate neighbourly conduct — the building is intended exclusively for long-term living.
Who looks after the building?
The Anglický Resort team, which is also the project's developer. It provides cleaning of common areas, maintenance and technical support; management is included in the fees.
How many flats are there and how many are still available?
There are 20 one-room flats. As of September 2026, 10 of them are taken and 10 are available.

When was the building built and renovated?
The 1993 building served as Hotel Pelikán. In 2026 it was completely renovated: new wiring and plumbing, bathrooms, kitchen units, floors, fibre internet to every flat and a CCTV system.

Parking in the area is free. A reserved space right in front of the building can be rented for CZK 500 a month.
How far are public transport and the railway station?
The bus stop is 152 m from the building, practically in front of it. The railway station is 1.1 km away — 6 minutes by bus.
What is near the building?
Vítězství primary school 151 m, the Lido swimming pool 786 m, Tesco 1.8 km, the Hamrnický mokřad nature reserve right behind the building and the spa centre with its colonnades within walking distance.

How long is the lease?
For long-term rental. The project is intended exclusively for stable long-term living, not for short-term or seasonal stays.

Is short-term or seasonal rental possible?
No. Rezidence Pelikán is exclusively long-term rental housing — no seasonal guests, no hotel operation.
How many people can live in the flat?
For one or two people — a maximum of two, given the flat size of 22 m². The fees are CZK 3,600 for one person and CZK 4,400 for two.

What is the minimum length of the lease?
The lease is signed for long-term rental, usually for 12 months.
Is smoking allowed in the flat?
No. Smoking is prohibited both in the flats and in all common areas of the building.
Can a company rent a flat for its employee?
Yes. A company can rent a flat for its employee. The same conditions apply — long-term rental and a maximum of two people in the flat.
Can I register permanent residence at the flat?
Yes, you can register permanent residence (trvalý pobyt) at the flat.
Do you require household contents insurance?
Yes. We require tenants to have household contents insurance.
Who decides on the choice of tenant?
The owner reserves the right to choose a reliable tenant. The aim is a quiet building where people are happy to live long-term.
Who is the landlord?
Anglický Resort — the project's developer, which also runs the day-to-day operation, building management and communication with tenants. The company has 25 years of experience, over 800 satisfied clients, 382 completed units and 8 completed resorts.

In response to the long-term shortage of affordable rental housing in Mariánské Lázně and the surrounding area. Instead of short-term hotel accommodation the building offers a stable, affordable home for singles and couples.
Is Rezidence Pelikán still a hotel?
No. The former Hotel Pelikán was converted into rental flats in 2026. There is no hotel operation and there are no seasonal guests — only long-term tenants.
