The tenant arranges the internet directly with StarNet and pays for it separately, outside the rent. For ordinary work from home with video calls, the CZK 299 tariff is more than enough; 700 Mb/s makes sense if you work with large files or two people work in the flat at the same time.
Quiet: what makes a building you can work in different
The biggest enemy of working from home is not the decibels outside but unpredictable noise inside the building. Rezidence Pelikán is a former hotel — the layout means the flats adjoin a corridor, not a neighbour's living room. The shared corridors are laid with quality PVC on a felt underlay that dampens the sound of footsteps; you notice it above all on the floors where people walk past often.
The second thing is the house rules. We have them in writing, the tenant receives them when signing the lease, and quiet neighbourly conduct is a condition we insist on. For someone with a client call at eleven in the morning, that is more practical than any amount of insulation.
The location helps too: Hamrníky is a quiet district of Mariánské Lázně with woods behind the building, not a busy street in the centre.
What it costs compared with Prague or Plzeň

When you have to be in the office in person
Remote work is usually hybrid. From Mariánské Lázně a direct train reaches Prague in 2 hours 26 minutes (124 km), Cheb in 19 to 25 minutes and Karlovy Vary in roughly an hour and a quarter. For one or two days a week in the office that is enough; for commuting to Prague every day it is not, and it is only fair to say so straight away.
A practical detail: the express to Prague leaves from Mariánské Lázně main station, which is a short distance from Hamrníky, and town transport charges CZK 20 for a single journey (CZK 18 from a pass) and CZK 350 for a 30-day pass.
What else you need to sort out
- A work corner. A 1+kk flat of around 22 m² will take a desk and a monitor, but not two workstations. If two of you work remotely, allow for that when choosing.
- Permanent residence registration (trvalý pobyt). We allow it — for the self-employed and for receiving post it matters.
