Mariánské Lázně, Cheb or Karlovy Vary: where is renting the best deal in 2026?
The cheapest rents in the Karlovy Vary Region are in Cheb, Karlovy Vary offers the most services and jobs, and Mariánské Lázně offers the quietest living, close to nature. In September 2026, small flats in Cheb are listed from roughly CZK 9,900, in Mariánské Lázně from CZK 9,000 to 15,000, and Deloitte puts Karlovy Vary at CZK 251 per m². What really matters, though, is the total amount including utilities and commission — and on that basis a new flat in Mariánské Lázně can work out cheaper than an older flat anywhere in the region.

For small flats Cheb works out a little cheaper than Mariánské Lázně; Karlovy Vary is the cheapest regional capital per square metre in the Deloitte index, but the supply there is broader and pricier in the centre. A new one-room flat (1+kk) in Rezidence Pelikán in Mariánské Lázně costs CZK 7,900 in rent and CZK 11,500 including all utilities — less than most older flats in any of these towns once utilities and commission are added.
Jobs and wages
The lowest unemployment in the region is in the Cheb district (4.49% in July 2026), which includes both Cheb and Mariánské Lázně. The region as a whole had 5.72% and 3,092 vacancies. The average gross wage in the Karlovy Vary Region was CZK 44,476 in Q2 2026, the lowest in the Czech Republic. Cheb benefits from industry and its closeness to the German border, Karlovy Vary from its status as the regional capital with government offices, a hospital and the spa industry, and Mariánské Lázně from its spas, hotels and services.
Transport and commuting
Mariánské Lázně lies on the Cheb–Prague–Ostrava railway corridor: Cheb is about half an hour by train, Plzeň about an hour and a quarter, and Prague two to two and a half hours by express. Karlovy Vary is served by a local line and buses, and the journey takes roughly an hour. Within the town there are trolleybuses and buses, and a 30-day pass costs CZK 350. In Hamrníky the stop is right outside the building and the station is 6 minutes away.
Quality of life
- Mariánské Lázně — a UNESCO-listed spa town, with colonnades, parks, forests and cycle paths right behind the building, and the calm of its residential villa districts. A smaller choice of flats and services than in the regional capital.
- Cheb — a district town with a historic centre, the cheapest rents in the region and easy access to Germany; less greenery and spa atmosphere.
- Karlovy Vary — the regional capital with the widest choice of jobs, schools and services; more traffic, higher prices in the centre and the slowest rent growth in the region.
When Mariánské Lázně makes sense
When you want to live in peace and close to nature, work in the spas, hotels or services, and still have a train to Cheb, Plzeň and Prague. And when you do not want to pay an estate agent's commission: Rezidence Pelikán in Hamrníky offers 20 new 1+kk flats with rent of CZK 7,900, advances of CZK 3,600 or 4,400 for all utilities, and move-in as soon as the lease is signed. Ten flats are available.
