Working in Cheb? Why consider living in Mariánské Lázně
If you work in Cheb, you do not have to live in Cheb. Mariánské Lázně is about half an hour away along the railway corridor and offers quieter living surrounded by greenery, while a new one-room flat (1+kk) here costs CZK 7,900 in rent and CZK 11,500 a month including all utilities — usually less than an older flat in Cheb once you add utilities and commission. Here is a comparison of the numbers and of the practical side of commuting.
Cheb: the jobs are there, the housing is harder to find
The Cheb district has the lowest share of unemployed persons in the Karlovy Vary Region — in July 2026 it was 4.49%, against 5.72% for the region as a whole and 4.96% for the Czech Republic. At the same time, 3,092 job vacancies were registered in the region. According to the town leadership, the Cheb industrial zone is practically full; one example is the cable manufacturer Nexans, which moved an operation with 170 employees here and planned to take on another 40 to 50 people.
So the jobs are there. The supply of smaller flats is a different matter: in September 2026 the portals listed around forty rentals in Cheb, with small flats starting at around CZK 9,900 a month excluding utilities. On top of that there is usually an agency commission of one month's rent.

The difference is not only in the rent. With an ordinary flat you usually arrange the energy contracts yourself and pay them separately. In Rezidence Pelikán the advances are CZK 3,600 for one person and CZK 4,400 for two, and they cover electricity, heating, water, waste collection and building management. That comes to CZK 11,500 a month, with no commission at the start.
How long the journey to Cheb takes
The Cheb–Prague–Ostrava railway corridor runs through Mariánské Lázně, so services to Cheb are frequent and fast — the journey takes about half an hour. In Hamrníky, where Rezidence Pelikán stands, the bus stop is 152 metres from the building and the railway station is 6 minutes away by city transport. A thirty-day city transport ticket costs CZK 350 for an adult and CZK 160 for students and pensioners.
If you drive, the road journey is comparable: parking in Hamrníky is free, and a reserved space directly in front of the building can be rented for CZK 500 a month.
What you gain by commuting
- A completely refurbished new flat instead of an older one for similar or higher money.
- CZK 11,500 a month including the advance payments for all utilities.
- A quiet villa district with greenery, cycle paths and a nature reserve right behind the building.
- A spa town on the UNESCO list — colonnades and parks instead of an industrial district.
- Half an hour of reading or working on the train instead of crawling through town traffic.
When it makes more sense to stay in Cheb
Let us be honest: if you work shifts that start or end outside train operating hours, or you need to be at work within five minutes, living in Cheb itself makes sense. The same goes for a family that needs a larger flat — Rezidence Pelikán offers 1+kk units of 22 m², which given their size are intended for two people at most.
But for individuals and couples who want to live more cheaply, more quietly and in a new flat while working in Cheb, commuting is a sensible choice.
